Other buying cost to have in mind :
1. Legal cost of loan (+ / - 2,2 % on loan of + / - 250.000 euro or 10.000.000
Bef). Check conditions with a bank.
2. A down payment of 10 % of the price at the signature of the Buying agreement
(compromis de vente), the down payment is generally 10% of the buying price.
Renting cost
I am renting, what's the cost ?
1. The Rental Guarantee : Before receiving the keys of your new home
you will have to prove to the owner that a guarantee equal to 3 months rent
has been issued. The following 3 options those which are most frequently
used in residential lease contracts. Check the details with a bank.
Option 1 : "block account "= You make a 3 months deposit on a special
account opened by your bank, the interest is for you and the procedure
is fast.
Option 2 : "bank guarantee" = The bank will issue for you a guarantee
for you which means that you won't have to block the money, but you will
have interest to pay to your bank. This procedure is longer, count +/-
10 days before the owner receives your bank's answer.
Option 3 : "the letter of guarantee", your employer could issue a letter
of guarantee for you, but this is not always accepted by the owner.
2. The Expertise : Before you enter your new home we advice you
to do an expertise otherwise known as a walk through with an independent
adviser, once again there are 3 options :
Option 1 : Both parties choose an expert together and share the cost
( +/- 30% of a month rent). This is most popular solution.
Option 2 : If it is done between you and the owner , there's no cost.
Option 3 : Each party chooses and pays his own expert.
3. The lease contract has to be registered, this involves a legal
fee of +/- 65 euros.
4. The down payment : At the signature of the lease contract you
will be asked to pay the 1st month rent in advance even if the rental
period starts later.
